The Air Force found us relocated to the Black Hills in 2021 and we're here to stay.  We've been in property management since 2016.

David and Kara Mumme founded Motif Properties in 2023 in Rapid City, South Dakota. The company’s vision is to become the leading provider of residential property management and home maintenance solutions for small private investors in Rapid City and throughout the surrounding Black Hills area. The company aspires to help landlords generate wealth and provide an exceptional housing experience for their tenants. David and Kara are driven to deliver exceptional service and establish a reputation as the go-to choice for property management and maintenance services in the region.

Motif Properties exists to pair excellent tenants with excellent landlords and to provide a quality comprehensive maintenance solution for home owners.

In 2010 David joined the Air Force, and the couple began moving around the country. In 2016, they became landlords when the Air Force moved them away from their first house. Becoming landlords allowed them to preserve the equity of their home. This experience fundamentally changed their understanding of wealth building, as they realized the financial benefits of owning rental properties.

In 2021, the couple was relocated to Ellsworth Air Force Base, where they currently manage two successful rental properties in the area. It was at this point that the idea for their management company began to take shape. David and Kara's military friends began moving from Ellsworth Air Force Base and expressed a desire to protect the equity in their own family homes.

Preparation and opportunity met in January 2023, when David and Kara opened their own management company. They already had two clients lined up who were eager to use their services. The company was founded on the principles of preserving the equity in family homes for military families who frequently relocate.

Today, David and Kara's management company is thriving. They have built a reputation for providing exceptional service to their clients, and their business continues to grow. With a focus on preserving their clients' equity, David and Kara have created a company that serves the unique needs of military families. Their dedication to this mission is evident in the success of their business and the satisfaction of their clients.

Motif Properties has two main departments: residential rental property management and residential maintenance.

The rental property management department focuses on placing landlords and tenants. Ideal tenants have great credit history, are free from a criminal history, have impeccable rental history, strong references, and proof of income. The management department works to maintain strong relationships with both landlords and tenants, ensuring a positive experience for all parties involved.

The residential maintenance department has three main goals: to repair damage, conduct preventive maintenance, and plan or project capital improvement options. This department works to build relationships with vendors and contractors, ensuring that all work is completed to the highest standard. The department has a proactive approach to maintenance, ensuring that all properties are maintained in excellent condition and any necessary repairs are conducted promptly.

Both departments work closely together to ensure that the properties are managed effectively and efficiently. The rental property management department communicates tenant concerns or issues to the maintenance department, and the maintenance department works to resolve any issues as quickly as possible. The ultimate goal is to provide an excellent experience for both landlords and tenants, ensuring that the properties are well-maintained and profitable for the landlords.
